Legal Description: The South 1/2 and the East 1/2 of the North 1/2 of Southeast 1/4, Section 33, Township 1 North, and Range 9 West, Webster County, Nebraska. Located 5 miles South of Guide Rock, NE, along Highway 78.
General Description: Approximately 120 acres more or less of pastureland located along a paved Highway. Property has some new fence and balance is average. Water source is pond water and property has all weather access. Feel free to inspect on your own.

TRACT #2

Legal Description: The South 1/2 of the Southwest 1/4 in Section 33, Township 1 North Range 9 West, Webster County, Nebraska.
General Description: Property consists of approximately 31.51 acres of cropland, and balance of tract is hayland, dry creek and trees or waste land. Cropland is good quality and property would make good private hunting land. Gravel roads are on South and West sides and is less than 1 mile from Highway #78.

TRACT #3

Legal Description: The Northwest 1/4 of Section 31, Township 1 North and Range 8 West, Nuckolls County, Nebraska.
General Description: This tract is 160 acres more or less of pastureland with good gravel access and 3 miles East of Highway #78. There are 2 ponds for water, very few trees, but a beef producing property. Fences are average or better and a nice piece of grassland. Feel free to inspect on your own.
Real Estate Taxes: 2009 taxes for tracts 1 & 2 are combined at $1,819.50. 2009 Taxes for Tract #3 were $1,324.64. 2009 and all prior paid, 2010 will become buyer’s responsibility.
