The Little Blue NRD currently does not have restriction on drilling
wells. These farms could be developed into high producing properties. Both
are located 1/2 mile West of the NW corner of Oak, and are marked with
auction company signs.
TRACT #1
Legal Description: The South 1/2 and the East 1/2 of the North 1/2 of
Southeast 1/4, Section 33, Township 1 North, and Range
9 West, Nuckolls County, Nebraska.
General Description: Approximately 155 acres more or less with approximately
94 acres of cropland. Property is located along the Little Blue River with
lots of recreation possibilities. Feel free to inspect on your own with
respect to renter’s rights.
TRACT #2
Legal Description: A part of the NW 1/4 of Section 8, Township 3 North Range
5 West, Nuckolls County, Nebraska.
General Description: Property consists of approximately 200 acres, more or
less, with 75 acres of cropland, 120 acres of pasture. Cropland is good,
electric fences are renter’s property and there is a livestock well. Gravel
roads are on South and West sides and less than 1/2 mile from Oak.
Real Estate Taxes: 2010 taxes for tract 1 were $1,589.20. 2010 Taxes for
Tract 2 were $2,052.34. 2010 and all prior paid, 2011 will become buyer’s
responsibility.
TERMS OF SALE ON ALL TRACTS
15% down day of auction, balance at closing. Closing will be on or before
March 1, 2011. Title insurance will be used and costs split equally between
buyer and seller. Full possession given day of auction, subject to tenant’s
written lease, buyer to receive 2011 rent. There is a possibility of a
buyout of lease between buyer and tenant. All Licensees of Montgomery
